TRACT 1 – 307 (M/L) BOTTOM & UPLAND ACRES WITH 215 USDA CROPLAND ACRES…The fertile valley located on the west side of this farm is comprised mainly of Nodaway soils, a nearly level lying “made dirt” which drains well to a small creek running north to south and to the river on the south. The upland portion of this farm is comprised mainly of Menfro soils, a highly productive upland soil found along the Missouri River which is also commonly used to grow grapes for the multiple vineyards in the Augusta and Hermann areas. All the tillable land on this tract was in corn for 2014 with an average well above 200 bushels per acre in both the lowland and upland areas.

TERMS & CONDITIONS OF THIS AUCTION: A 4% Buyers Premium will be added to the final bid amount on each tract to arrive at the Contract Sales Price. 10% of the Contract Sales Price will be due day of auction by business or personal check payable to Preferred Land Title Company of Columbia, Missouri.
Buyers and sellers will enter into a Contract for the Sale of Real Estate calling for the following: Closing on or before the 25thday of March, 2015; possession of all farm land of both tracts 1 and 2 as well as the dwellings on tracts 2 and 3 at closing and possession of the dwelling on Tract 1 within 45 days after closing; taxes for the year 2015 to be pro-rated to date of closing; property being sold on an “as-is, where-is” basis with no warranties except as to title; mineral rights for both tracts are intact; contract contains no financing or inspection contingencies so please have financing arranged and make any inspections prior to bidding at this auction; sellers to provide title insurance in the amount of the purchase price and pay sellers own closing costs, buyers to pay buyers own closing costs and mortgage policy (if applicable).
