TRACT 1 – 307 (M/L) BOTTOM & UPLAND ACRES WITH 215 USDA CROPLAND ACRES…The fertile valley located on the west side of this farm is comprised mainly of Nodaway soils, a nearly level lying “made dirt” which drains well to a small creek running north to south and to the river on the south. The upland portion of this farm is comprised mainly of Menfro soils, a highly productive upland soil found along the Missouri River which is also commonly used to grow grapes for the multiple vineyards in the Augusta and Hermann areas. All the tillable land on this tract was in corn for 2014 with an average well above 200 bushels per acre in both the lowland and upland areas.

IMPROVEMENTS to this tract include over 35,000 feet of drain tile installed. Fences are well maintained and cattle tight and the farm has been a part of a rotational grazing practice with Tract 2 for many years. There are two sets of cattle working pens, a set of cattle loading pens, an older 40 x 100 cattle barn and 30 x 40 machine shed. Fifty to sixty acres of good woods provide shelter for cattle and a deer population which includes Boone & Crockett Bucks taken from this farm. The timber includes many oak, walnut and pecan trees and has not been logged in 40 years.

THE DWELLING on this farm is a roomy, modern 3-4 bedroom remodeled 1.5 story with many updates measuring some 2,300 square feet. The kitchen offers custom oak cabinets that were milled off the farm. The property is serviced by rural water and Howard Electric.

THIS IS AN EXCELLENT ROW CROP TRACT WITH A PRODUCTIVE CROP HISTORY.

TRACT 2 – 162 ACRES, GENTLY ROLLING TO ROLLING UPLAND TRACT WITH APPROXIMATELY 80 OPEN CROPABLE OR IMPROVED PASTURE ACRES…

This tract fronts Missouri Highway 87 and shares a common boundary (1/2 mile) with Tract 1 on the west side, with gate-through access. This tract has been used for grazing for nearly the entire Meyer ownership. This tract is comprised mainly of soils in the Menfro series which have proven to be a highly productive row crop soil as mentioned on Tract 1. This tract has a cattle tight fence with one-half mile of new fence installed (north) in 2014. The wooded valleys on this tract are heavily forested, again giving good protection to cattle and wildlife .

THE DWELLING on this tract is a 50s frame and rock sided ranch which has had some upgrades over the years including a new bathroom in 2013. There is also an older barn, 5 ponds and a spring providing ample cattle water.

THIS IS AN EXCELLENT PASTURE LAND TRACT WITH ROW CROP CAPABILITIES.
